Repair or replace?

Plenty of roofs only need a repair.

Here's how we tell the difference. If you're not sure which side your roof is on, start with an inspection.

Usually a repair

Fix it before it spreads

Most repairs start small: a leak after a storm, a few missing shingles, flashing that's pulled loose. Caught early, they stay small. Left alone, water reaches the decking and the ceiling below.

  • An active leak or a new water stain
  • A few missing or damaged shingles
  • Wind or storm damage in one area
  • Flashing pulling away at a chimney, vent or skylight
  • Cracked or slipped tiles

Time for a new roof

When patching stops working

When a roof is past the point of patching, we'll tell you, and walk you through materials, timeline and cost before you commit to anything.

  • Shingles curling, cracking or missing across the roof
  • Granules collecting in gutters and downspouts
  • Soft spots in the decking or a sagging roofline
  • New leaks after earlier repairs
  • Storm damage across most of the roof
Roof replacement in Sacramento

Not sure what your roof needs? An inspection tells you whether a repair will hold or it's time to replace.

About inspections
Why GM Roofing

What workingwith us looks like.

Giovanni Mondragon, the owner of GM Roofing, started roofing with his dad at nine years old. Customers say the thing they appreciate most is how easy he is to talk to. No upselling and no scare tactics, just straight information so you can make a good call about your roof.

Read our story
  1. 01

Easy to reach, easy to talk to

From the estimate to cleanup, you'll know what's happening and what comes next, in plain language.

  2. 02

We'll say when a repair is enough

If a repair solves the problem, that's what we recommend. We don't sell roofs people don't need.

  3. 03

We fix what's under the shingles

Soft decking and worn flashing get repaired before the new roof goes on, not covered up.

  4. 04

    Your property stays protected

We protect landscaping, driveways and gutters while we work, and clean up before we leave.

Our process

How a project works.

Four steps, and you'll know where things stand at each one.

  1. 01

    Request an inspection

Tell us what's going on or ask for a general roof check. We'll find a time that works.

  2. 02

    We walk the roof

We get up on the roof and document its actual condition instead of guessing from the ground.

  3. 03

    You get it in writing

A written estimate that explains what's needed and why. Take your time deciding.

  4. 04

    The work gets done

We schedule the job, complete it and leave the site the way we found it.

Local roofing

Built forvalley weather.

Sacramento Valley roofs take a specific kind of beating, and it shows on shingles, tile and flashing.

We focus on roof replacement, roof repair and inspections in and around Sacramento because it's the work we know best. Whether it's a slow leak, a replacement you're planning for or a second opinion, you'll be talking to a local roofer you can actually reach.

  • Long, hot summers

Months of high heat and sun dry out shingles and age underlayment faster than in milder climates.

  • Winter storms

Wind and heavy rain find every weak spot in flashing, valleys and worn roofing.

  • Older housing stock

Many established neighborhoods have roofs reaching the end of their service life.

Reviews

What homeowners say.

Real reviews from GM Roofing customers on Yelp.

  • Giovanni was extremely communicative, was very fast in his response and he and his crew did a great job. We had a leak from pigeon clutter under our solar panels that meant GM had to coordinate a solar contractor to do the removal and reinstall. All went off seamlessly and he also pigeon proofed everything so we can avoid this in the future. They earned a customer for life. Thanks GM!

  • We cannot recommend Giovanni and his team highly enough. He came the next day to give us his bid, was prepared and able to answer all our questions. His communication was excellent and transparent throughout the process. He shared photos during the work each day to show their progress and at the end shared full documentation including a drone video! The workers were respectful and hardworking and always on time.

  • Giovanni and his team were amazing. They went well above my expectations. He gave me a very reasonable quote and was totally up front, didn't try to upsell any services. He provided quality pictures of all work before and after, and even had drone footage. They showed up on time and completed the work as promised. I highly recommend GM Roofing.

  • I recently had a large amount of roof repair to my cement tile roof along with some gutter repair. Giovanni and his crew did excellent work. He was always punctual, friendly, respectful and knowledgeable, and his pricing was very reasonable. The clean up after the project was also outstandingly good. I would hire them again.

  • GM Roofing easily scores 5 stars, and deserves more. From beginning to end of our roof replacement project, Giovanni was nothing but professional, kind, communicative, punctual, attentive, and a pleasure to interact with. His pricing is more than competitive. We would not hesitate to hire GM Roofing again for any and every roof-related project.

Questions

Roofing questionswe hear every week.

Don't see yours? Ask us when you request an estimate.

Should I repair or replace my roof?

Repair usually makes sense when damage is limited to one area and the rest of the roof is in good shape. Replacement makes more sense when repairs keep coming, damage is spread across the roof or the decking underneath is failing. We inspect the roof in person and give you our recommendation in writing.

How much does a new roof cost in Sacramento?

Price depends on the roof's size and pitch, the material, how many layers come off, decking repairs and permits. We don't quote from the street or over the phone. After an inspection you get a free written estimate with the full scope and price.

How long does a roof replacement take?

Many single-family shingle replacements take a few days on site. Tile, larger homes, decking repairs and weather can add time. Your estimate includes a timeline for your roof.

Do I need a permit to replace a roof in Sacramento?

In California, reroofing generally requires a building permit from your city or county, and the work is inspected. We'll go over what applies to your property with your estimate.

My tile roof is leaking but the tiles look fine. Why?

Tile sheds most of the water, but the underlayment beneath it keeps it out of the house. Years of Sacramento heat can dry that layer out and crack it even when the tile on top looks perfect. Often the tile can be lifted, the underlayment replaced and the original tile reset.

What areas do you serve?

GM Roofing serves Sacramento, Elk Grove, Roseville, Folsom, Davis, Woodland, West Sacramento, Citrus Heights, Fair Oaks, Cameron Park, Granite Bay and Arden, plus nearby Sacramento Valley communities.
